Bruce Norris spoke on Sunday at Real Wealth Expo in San Diego. At the last REDC auction he had the winning bid on 13 houses. It was not an absolute auction, so the banks accepted his final bid on 6 houses. On the other 7 the banks did not accept his final bid. We will look at some of the REDC auction houses. This weekend the houses are open.
However, in mid Feb there will be another auction in SD. Bruce’s opinion was that those prices might be better if investors and buyers are tapped out after the REDC auction. Many are listed in the LA Times. You can find the ads in the online version of the paper.
-- My first tile Floor -- A few years back in the Poway Townhouse, my husband and I did our first tile floor. I drew in all the edges with pencil and he would go to the garage to make the cuts on the rented tile saw. You can do this after the 2 hour Home Depot class! Tip: Pull the toilet, don’t ever let any contractor tile up to the edge of the existing toilet.
We are getting a great response to our foreclosure mailings so people are opening the envelope and calling. The good news is our letter gets there just before the NOD. However most already have an agent, and most of those agents are submitting short sales for them. There is a way to work with the agent if they do not have the experience to negotiate the short sale. Most are farming the short sales out to a short sale company that the large RE brokers have contracted with. We may have to generate more pre NOD leads from smaller RE brokers (those not doing short sales) and from bandit signs.
We have a flyer going out for private lending. It will be delivered door to door in exclusive neighborhoods. That is a low cost approach that may give us a gauge on how a mailing (which costs more) will be received.
